PICS: What you get for R45m - R69m in this Cape Town suburb

Cape Town - In Cape Town's exclusive southern suburb of Constantia Upper the average selling price of a home is R11.6m.

The Mother City is home to nine of the ten richest suburbs in South Africa, Samuel Seeff, chair of the Seeff Property Group told Fin24 earlier and Constantia counts among these top ten most expensive suburbs.

In Seeff's view, prices have "comfortably" reached R100m to R200m-plus levels on the Atlantic Seaboard in Cape Town, for instance, while top end luxury properties and locations can now range from R185m to R300m.

James Lewis, managing director for Seeff’s Southern Suburbs in Cape Town as well as Hout Bay and Llandudno, says Constantia Upper is home to some of the most elegant properties in SA and caters for the luxury sector and high net worth buyers.

For instance, currently there are three properties on the market in Constantia Upper ranging in price from R45m to R69m.
 
The Mintaka estate, in the heart of Constantia Upper, is a property of approximately 25 000m² and is subdivided into two erven with another approved subdivision in the course of completion.
 
The property includes a double storey main house with teak flooring throughout, guesthouse cottages, wooded enclaves, a Zen garden, a vineyard, a rose garden, an orchard, a kitchen garden, cascading ponds and a putting green, amongst others. It is marketed at R69m.

Another home is a Tuscan villa in Constantia Upper that is set on a stand of almost 10 000m² and has views of the vineyards and mountains.

Features include a two-way sweeping staircase, wine cellar, chef’s kitchen with Mahogany units, games’ room with French doors, dine-in braai room and pub room, amongst others. The price: R65m.

The third example is described as a "palatial home" with seven luxury bedrooms and the option of being run as an exclusive guest house.

It includes a wrap-around deck overlooking the garden with sweeping views, lime washed wooden ceiling beams, a wine cellar, a heated pool, wood burning fireplaces, a floodlit tennis court, a borehole and guard house, amongst others. It is for sale at R45m.
