PICS: Gauteng estates aiming to meet increased need for village escapes

Cape Town - To meet the increased demand among home buyers who want to escape the hustle and bustle of stressful city life, a number of security estates in Gauteng aim to create an authentic village-like lifestyle just a stone's throw away, according to Seeff Properties.

This is because, although urbanites want to escape to the tranquillity of the country side, they still want to be close to their places of work, medical and educational facilities.
 
Eagle Canyon Estate in North West Johannesburg:
 
It offers a country feel with views of the Magaliesburg mountains and hills which border the West Rand, Randpark Ridge and Weltevreden Park.
 
Elna Myburgh, Seeff’s area specialist there, says the suburb is perfectly positioned to reach the Lanseria International Airport, the business centres of Sandton, Randburg, Krugersdorp, Pretoria, Johannesburg, towns like Hartbeespoort and Magaliesburg and the Cradle of Human Kind heritage site.
 
Property prices here start from mid R1m and go up to over R20m. The average house price for freehold properties at Eagle Canyon Estate was R6.1m in 2017.
 
Myburgh said Eagle Canyon Golf & Lifestyle Estate offers 40 hectares of parkland, 12km of tree lined avenues, an eco-wetland area, 11 dams and a large variety of bird life.

Saddlebrook Estate in Midrand

Charles Vining, Seeff’s licensee in Sandton, says many residents here are avid horse-riders and keep their horses in their backyards.

“In this estate you’ll find many green paddocks enclosed by neat white fences that are home to peacefully grazing ponies, shiny show jumpers, delightful Lipizzaners, glorious warmbloods and even a rescue donkey or two," he explains.

The estate boasts many bridle paths, communal areas and jogging tracks.

Fourways Gardens Estate in Fourways

Fourways Gardens is one of the most sought-after estates in Johannesburg, in the view of Vining.

“The Estate has a true family appeal with a host of parks, dams, a nature reserve that invites an abundance of fauna and flora to the area, playgrounds, tennis courts, basketball courts, soccer field, cricket nets, designated play areas with jungle gyms and swings, a clubhouse with restaurant and sports facilities," he said.

The estate's good security makes it possible for children to roam freely and cycle in the streets, he added.

"As many as three generations have lived and still live on the estate, which is unique in any environment. Often grandparents would have settled here in the eighties, with their children following suit after getting married and starting their own families," said Vining.

Of the 940 stands on the estate, only three are vacant - two of these are currently under construction. The estate also has one cluster development and one townhouse complex.

The average price for a freehold property on the estate was R4m in 2017 and prices generally range between R2.5m and R10.5m.

Irene Farm Villages in Centurion

Steve van Wyk, Seeff’s licensee in Centurion, says prices in the estate have gone up 40% in the past five years and the median price is now around R3.13m.

Irene Farm Villages is described as modern, yet tranquil, with many parks and an abundance of natural bird and animal life. The estate has great views of the surrounding countryside.

Van Wyk points out that the estate is close to the R21 and has easy access to Pretoria, Johannesburg, OR Tambo International Airport, Krugersdorp highways, top schools and medical facilities.
